The goals of this mixed use project on a narrow (90 feet) lot were to maximize street presence of the 1,400 sq.ft. retail component, minimize the visual impact of the required parking area, take advantage of the sudden drop in topography at the rear of the site and to achieve a LEED Platinum rating. While both program elements are entered at grade, the ‘upside down’ duplex , affordable housing apartment minimizes site disturbance by locating the bedroom floor one level the entry level grade.
